
Most renovation projects look great on day one of the finished product. This isn't that kind of post. We're documenting this one from the very beginning - because real work starts long before the paint goes on the walls.
Here's what we were actually dealing with on day one of this Middle Tennessee rental renovation: inadequate floor support causing soft spots and movement underfoot, worn and damaged flooring throughout, plumbing connections that needed repair, trim and door frames that had seen better days, and exposed ceiling joists, wiring, and insulation that couldn't be ignored. That's a full plate - and that's before a single cosmetic update gets touched.
This is the part most contractors skip over or bury under new materials. We don't work that way. If the floor structure isn't solid, new flooring is just a bandage. If the plumbing isn't right, you're setting up the next tenant - or the next owner - for a costly problem down the road. So we start at the bottom and work our way up, making sure every system is sound before anything decorative goes in.
